Belconnen

House painters for Belconnen, from the 1970s brick to the new edge.

Belconnen is inside the area Tony and Tyson cover, from the base in Denman Prospect. Most of the district is 1970s and 1980s brick veneer. A full repaint there is usually more preparation than paint. The newer suburbs on the western edge are a different house again.

What the era does to the job

Old enamel, several coats, and weathered timber.

Aranda was the first Belconnen suburb, from the late 1960s. Cook, Macquarie, Weetangera, Hawker, Page, Scullin and Higgins followed, then Holt, Latham, Florey, Evatt, Melba, McKellar, Kaleen, Giralang and the suburbs around them. Dunlop came later. The houses are mostly brick veneer, single storey, timber windows, tile roofs. Doors and architraves were finished in a hard enamel that has yellowed, and that enamel has often been painted over.

Walls in these houses have usually been repainted in parts. A new coat will not hide a surface that was never sanded, and a patchy sheen shows up once the room is one colour. On the outside, the western elevation takes the afternoon sun and the frosts. Fascias, barges and window sills on that face fail before the sheltered side does. If the timber is soft, it needs repair, not another coat.

How to compare any Belconnen quote, including ours, is on the Canberra painters page: public liability, an ABN, references for a similar repaint, and a scope that names the preparation and the number of coats. Painting is not a licensed trade in the ACT.

The 1970s and 1980s house

Interior first means the joinery: what is on it, whether it is sound, and how many coats are already there. Interior painting in these houses is slow at the architraves on purpose.

Western timber

Windows and fascias on the weather side. Exterior painting starts by finding what is loose, cracked or bare, before a colour is chosen.

The new edge

Lawson, Strathnairn and Macnamara are closer to Molonglo than to a 1978 house in Evatt: two storeys, render, a builder’s standard interior. Those jobs are new build or first-repaint work.

Not the town centre

Belconnen Town Centre, and the apartment clusters around Bruce, are mostly not houses. We do not take strata or body-corporate common areas. Bruce for us means the houses, not the towers.

Where the houses are

Across the district, one house at a time.

Aranda, Cook, Macquarie, Weetangera, Hawker, Page, Scullin, Higgins, Holt, Latham, Florey, Evatt, Melba, McKellar, Kaleen, Giralang, Charnwood, Fraser, Spence, Macgregor, Dunlop, Bruce, and the newer estates at Lawson, Strathnairn and Macnamara. That list is the district, not a log of finished jobs.

Ranges for a full interior or exterior are Canberra figures, not a Belconnen special, and they move with preparation. The table is on house painting cost in Canberra.

Tell us the suburb, the age of the house if you know it, and the scope.

A photo of a door edge and a western window tells us more than a room count on its own.
